Host Cancellation Policy

If you cancel your reservation 15 or more days prior to your arrival date a voucher for a future stay will be issued by host in the amount of the deposit less the reservation fee for use for a future stay within 365 days of the date of cancellation. If you cancel your reservation 14 days or less prior to arrival you will be responsible for the full reservation amount (you will forfeit the full deposit amount and the non-refundable reservation fee, and shall be responsible for the remaining rent amount and all other applicable charges associated with the reservation). Only the Guest named on the Agreement may cancel a reservation and cancellations must be made by phone call to Hosts Office. Plans can be changed before 14 days prior to the scheduled check in with no penalty. No changes are permitted within 14 days of check in.

Disappointed.

Cabin was beautiful. It wasn't until day 2 that we realized the issues. The upstairs master suite shower and jacuzzi leaked into the main floor. Very disappointing. Inconvenient to have to wait for the maintenance person. The plumbing issue would have required hours of work and the last thing I would want to deal with while on vacation. Downstairs hot tub had a bad smell and was also not usable. Railing on porch was broken. Very dangerous 50-100 foot drop. Kids had to stay off the porch for safety. Theater DVD player did not work. These were the additional options that I paid so much money for and was disappointed to not be able to use them.

Not Accurate View

We have stayed at Elk Spring Resort each time we have come to TN and always loved it. This time, there was no view from our cabin and several things outdated and wrong with the cabin. When I reached out to ask if we could be moved because I had been told this cabin had the same view as our previous cabins (and the picture deceives you into thinking that), they stayed they couldn’t do that. We had to clean the cabin before moving our belongings in (filthy fridge, coffee grounds in the coffee maker, etc). This has never been our experience with Elk Springs. This really was a one off experience apart from all of our other experiences. I would not stay in this particular cabin again but would stay at the other cabins on Legacy Mountain where we stayed previously.

Family Vacation

First of all, let me stay that the location was close to everything but removed enough to feel like you are in nature (including our own mealy worms, spider webs and spider residents!). The cleanliness of the cabin, however, was unacceptable.

We first entered the lodge and it smelled like my late grandmothers house after it was closed up for a month. Fine, I’m sure it will go away once we start occupying it. We had traveled all day and decided to take showers. Unfortunately, two of the three bathrooms’ shower floors were black (I would have posted pictures but this review portal doesn’t allow for that).

There were other issues related to cleanliness- “organic” material on a bathroom sink, unknown debris in a cook pan. An AC vent fully covered in dust, and a large pile of food by the hot tub (which was actually hot AND clean). The longer we stayed, the more things we found dirty. Even the common area pool had black stains on the tiles (the hot tub next to the pool did NOT get hot).

We tried to get compensated for this grime, but our answer was “the contract you signed states that we have the right to remedy by Correcting.... Ok. But every day we found something else that was dirty. At that point, I tried to get a refund and go someplace else. Again, we were told the contract we signed does not allow for refunds...

All in all, we loved our time in the Smokies. And the location of this cabin was great. It could use a few updates and it could certainly use a good cleaning. If you rent here, please check your contract before you sign. Good luck!

Adequate But Needs Work

Let me start off by saying that this cabin is ideally located for anyone looking to spend the majority of their time in Pigeon Forge or Gatlinburg. Even though there were other houses in the neighborhood, the tree cover made it feel very private and peaceful. That being said, the house needs a lot of work and improvements made. The large bathtub on the top floor had black sugar ants all inside. It was nice to have the landing with a pool table, arcade and foosball table but because there was so much crammed into a small space, it was difficult to play pool because you were bumping the wall or backed up to the foosball table. The microwave in the kitchen didn’t heat anything up no matter the power setting, the WiFi in the house was very weak with little bandwidth and if somebody was streaming a tv show, nothing else would really work. The main floor bath tub constantly dripped. The downstairs was the main concern. When we went downstairs, it smelled musty like there could have been water damage at some point and the bathroom smelled like sewage but that could have been due to a lot of rain in the area. The bathtub on the bottom floor looked so dingy and stained that I was not comfortable bathing my baby inside. We also found 3 windows opened on the bottom floor when we arrived, possibly to air it out because it smelled so musty. Lastly, the floors creaked so bad that if anybody was walking around on the main floor, it was very loud and would wake you up. I am happy I called the day before checkout to ask what the procedures were because I never got the text message that was supposed to tell me what to do. My family was happy to be located together but the house and it’s inconveniences and issues definitely put a damper on the trip.

Cabin Needs Some Updating

We had a fairly descent stay at this cabin. Elk Springs did a great job communicating things to me but I must say everyone in our party was very disappointed with the actual cabin. It's definitely an older cabin and the wear and tear shows terribly in certain areas. The floors in the living area had lots of marks and scratches that have never been repaired, all of the carpet on the lower level looked discustingly dirty. The parties that had to stay down there were not very happy at all. The HVAC unit didn't seem to work properly --- the lower level didn't seem to get warm unless you turned the temperature up extremely high and then in return you couldn't stand to be on the 2 upper levels because it was too hot. The jets in the tub in the upper king room was nasty --- didn't look like they had been cleaned in a very long time. So that tub was not able to be used. The sheets on the pullout couch in the living area was nasty. Thankfully we brought some of our own sheets for the beds. The loft area where the game room is, is entirely too small for all that they have crammed in there. The pool table is in bad shape and not level. Only one usable pool stick available. Our planned family pool tournament didn't happen because of the condition of the table. Very disappointing as the pool table/game room area was one of the main reasons we chose this cabin. Other than that, the stay was okay. I am not normally a person to complain, but this was definitely one of the worst cabins we've ever stayed in before while vacationing in Gatlinburg TN.

Very Disappointed

The location and view were great. The cabin however left allot to be desired.
Toilets in all bathrooms would stop up easily we were constantly using a plunger.
The upstairs stayed very hot and the lower lever very cold. We could not find a temperature that would allow all floors to be comfortable. There is only one thermostat.
When we arrived there were no blankets for the pullouts, however they were very gracious and delivered 4 brand new blankets.
The kitchen appliances are very beat up, the utensils looked like a hodgepodge of various old sets and the drawers were dirty.
The vents throughout the cabin were extremely dirty, you can see all of the buildu.
The linens on the beds were very worn, thin and not soft.
The mattresses were hard and again very worn.
The entire decor needed an update. It is advertised as a luxury cabin and is anything but.
I reported all issues via email and was told I should have contacted them during our stay.
I didn’t think the majority of the issues could be fixed during our 3 night stay without having a crew of people in the cabin during our stay.
If I had not been traveling with my parents that are in their eighties I would have insisted they move us. Unfortunately they were not up for the stress of loading a car and moving.
We were there for a family reunion and made the best of the situation, however we were all disappointed.
